The Empire Strikes Back

The booming inland empire is fast becoming a place known for its fine golf course communities

By Cynthia DiazPublished: September, 2005

It used to be that moving to the Inland Empire from Orange County meant a lifestyle change akin to leaving “Fast Times at Ridgemont High” for “Mayberry, R.F.D.” But the Empire struck back in a big way, blossoming in the last 15 years with residential neighborhoods, business parks and shopping centers; additions of toll roads, freeways and even an area code; expansion of Ontario Airport; and significant employment and economic growth. All have combined dynamically to push the Inland Empire out of the shadow of “the OC” and into primetime as one of the best regions to live, work and play.

For play, the pursuit of golf heads many a list of outdoors-minded folks who put down roots in the Inland Empire specifically for its open space. These folks have been rewarded with nearly 60 courses from which to choose in Riverside and San Bernardino counties’ metro areas. The residential housing boom teamed with low interest rates continue to make the dream of a golf course home an attainable prize for a wide range of homebuyers, from semi-retired active adults with grown children to families growing into larger and more upscale homes. The choices among golf communities are staggering. Here are five:

Vellano. Just 205 homes are planned altogether for this upscale community in Chino Hills that boasts Greg Norman’s first signature layout in the region. Brookfield Homes, Barrett Homes and Shea Homes bring their “A games,” offering semi-custom homes ranging from about 4,100 to 5,500 square feet and priced from the $1 millions into the $2 millions. The private community reflects Tuscan-village-style architecture, a 34,000-square-foot clubhouse with a swim and athletic club, and tennis facilities. Some holes on the 7,200-yard golf course offer up to six tee placements, which should help to manage the forced carries and elevation changes.

The Retreat. Executive-style, traditional family and semi-custom homes are on the menu at this private, 500-home community featuring Old World architectural styling. KB Home, Lennar Homes, Beazer Homes, Diversified Pacific Development Company and Empire Communities deliver the goods with floor plans roughly ranging from 3,175 to 5,693 square feet and prices starting in the $600,000s and reaching into the $1 millions. The 6,855-yard course by Nicklaus Design offers dramatic drops, elevation changes and forced carries over ravines and creeks. The 26,000-square-foot clubhouse boasts swim and tennis facilities. Morgan Hill. Families live extra-large in executive homes being built by Shea Homes, Pacific Scene and McMillin Homes in this move-up community in Temecula that offers residents playing privileges at Redhawk Golf Club. Craftsman, Spanish and Monterey architecture is the common theme for many of the homes, which run from 2,056 to more than 4,500 square feet. Pricing is broad, as well, ranging from the $400,000s to about $1 million. Here, buyers will find huge one-story homes, a rarity in the Southland. Corky McMillin Companies renovated Redhawk, which it bought a few years ago, and built a 10,000-square-foot, Spanish village-style clubhouse with a new golf shop, large courtyard and restaurant.

Chapman Heights. For reasons to buy in this standout master-planned community in Yucaipa, hear out Project Manager Jonathan Weldy. “As this community unfolds year after year, it has become a very popular Inland Empire address for homebuyers who want more for their money and the benefits of an established location,” he says. “One of the most impressive aspects is the diversity of architectural styles and designs on display. Young couples hoping to purchase their first home together or families with growing children who are ready for a larger residence are likely to find the ideal floorplan at Chapman Heights. Homebuyers who have always dreamed of an elegant home overlooking the spectacular greens of a golf course should also note there are wonderful opportunities to purchase along the Yucaipa Valley Golf Club.” Enough said.

Trilogy at Glen Ivy. It seems nobody builds an active adult community with a golf course better than Shea Homes. Makes you feel sad for the rest that try, given Shea’s superior achievement of luxurious resort-style living set around premier golf facilities (in this case, a fun and challenging Ted Robinson, Sr., layout tucked in Corona’s hills). Two- and three-bedroom, one-story homes offer the good life at an affordable price (from the low $400,000s), coupled with life’s little luxuries, such as a 13,000-square-foot clubhouse and a 15,000-square-foot fitness center with swimming pools, tennis courts and a juice bar.
