Living Like A King

Arnold Palmer puts his mark on two new Southland real estate developments.

Great golf communities are the exception rather than the rule, but two budding residential developments on opposite ends of the Southland show promise of being exceptional. Both Mountain View in La Quinta and Los Valles in Santa Clarita are set in pristine, natural surroundings. These upscale private communities will offer lavish amenities and services. In addition, they represent exceptional lifestyle opportunities in markets where golf course frontage is becoming a rare asset. Interestingly enough, both communities are fashioned around the continuing allure of a modern golf great — Arnold Palmer.

Taking shape at Palmer’s Mountain View Country Club in La Quinta is The Village, a luxury condominium enclave being built by Toll Brothers. The Village’s attached one- and two-story homes are priced to start in the high $700,000s, with private club membership part of the package.

The Village offers a swimming pool, spa, clubhouse, tennis courts and wellness center, among other amenities.

“This is really the way the market has gone,” said marketing director Glen Smith of demand for upscale homes in the Coachella Valley. “This is a pretty high-end project.”

Smith expects many of the condos will be scooped up by second-home and/or vacation buyers seeking a part-time desert retreat, as well as some year-round residents looking to downsize from a large, high-maintenance family home and taking up the active-adult lifestyle.

Seven floor plans range from 2,110 to 2,694 square feet and provide up to four bedrooms. Some plans offer dual master bedrooms and great rooms. Toll is tempering the perception of density by grouping six condos at a time around courtyards and incorporating varied roof heights. Window shutters, balconies, tile and street pavers lend to the community’s Old World architectural theme. In addition to fairway views, each home will boast a two-car garage.

No doubt when residents aren’t chilling in the luxury locker rooms, they’ll be heating up their A-game on Palmer’s par-72 course, which measures more than 7,400 yards from the tips and features 53 bunkers and six major water features.

The Palmer signature also is on the design of Los Valles Golf Club, where construction broke ground in early March. The par-71 course, located about five miles north of Valencia Country Club, is the centerpiece of a gated estate community planned for 209 custom and semi-custom homes on sizable lots ranging from a half-acre to an acre-plus. Lot prices start from the $600,000s and a few pads are expected to go for more than $1 million. Los Valles developer and restaurateur David Chapman expects the average lot-and-home price will hover at $900,000.

Chapman is no apprentice in creating great golf communities, being owner and developer of The Tradition in La Quinta. Palmer designed a lush oasis of a golf course there, along with a 9-hole par 3, and he lives there half the year. Clearly, Chapman hopes to conjure similar magic at Los Valles, where Palmer’s 6,700-yard course will snake through Hasley Canyon’s hills. The course routing will take advantage of hilltop views of neighboring mountains, as well as the peaceful tranquility of the area’s ravines. Golf memberships will begin at about $45,000. Course completion is scheduled for March 2008.
