Sharing the Wealth

The Residence Club at PGA West will offer owners much more than a home away from home.

With membership comes privileges - and it's safe to say that members of Coachella Valley's country club communities enjoy their fair share. But a new club at the entrance of PGA West in La Quinta is offering more privileges than you can shake a flagstick at, thanks to an innovative developer's twist on the shared ownership business model.



Here's a taste of what's available to members of the Residence Club at PGA West: equity ownership in a fully furnished, detached luxury home; preferred tee times and special pricing at five PGA West and La Quinta golf courses; maid and concierge service; their own private clubhouse with a pool, lounge and exercise room; and access to La Quinta Resort's 23 tennis courts, numerous pools and therapeutic spa and fitness center.

At casual glance, the Residence Club at PGA West appears similar to the dozens of elegant executive-home neighborhoods mushrooming across the Coachella Valley. But members of this fractional-ownership community of 32 villas are enjoying all the conveniences of maintenance-free ownership, plus the equity that accrues in a single-family home.

They have the run of a 3,300-square-foot villa that comes complete with dual master suites with spa-style bathrooms, upscale furnishings, a gourmet kitchen, private patio with a plunge pool and fire pit, full-house stereo system, home-theater plasma TV, two-car garage and a detached casita suite.

Nadador, the development group behind the Residence Club, combined the best features of second-home ownership with resort-like convenience in creating a desert getaway with private country club amenities and ambience. Each Residence Club buyer holds a stake in a luxury home at a fraction of the full cost of a similar home in an upscale golf course community. As club members, owners avoid many of the hassles of second-home ownership because all the maintenance is handled by club management.

Prices start at $279,000 for a deeded, one-ninth share in a particular villa. Owners have access to any of the homes in one-week increments for at least five weeks out of the year. They may stay at other times (as per reservation policies), but perhaps not in their own villa. The monthly maintenance fee of about $1,090 covers landscaping, property taxes, insurance, utility costs, security fees and operations costs.

Since owners hold a deeded interest, they may have family and friends as guests at no additional cost. Friends and family can also use a villa when the owner isn't present, subject to its availability. The deeded interest can be mortgaged, traded, sold or willed. In addition, owners can take part in an exchange program allowing stays at resorts in Deer Valley, Utah; Teton Valley, Idaho; and Sedona, Ariz., as well as in Bermuda; Florence, Italy; and Cabo San Lucas, Mexico.

Residence Club members can arrange on-site storage of golf clubs, clothing and other personal belongings. Before a visit, they complete an online form to arrange for their stored items to be available at their villa. They also can request that certain groceries be stocked in their gourmet kitchen.
